Agricultural Opportunity
The Lost Creek Ranch consists of 1,477 +/- acres located just north of the Warm Springs exit on I-90. Situated in between Anaconda and Deer Lodge, the Lost Creek Ranch boasts over 3 miles of Lost Creek and some of the best views of the Pintlar and Boulder Mountain Ranges. The Lost Creek Ranch embodies what Montana is all about. Excellent recreation, views of towering mountains and peaks, and excellent agricultural opportunities all combined into one great property. The Lost Creek Ranch has modest but very functional improvements with two homes and several outbuildings with very adequate livestock handling facilities.
Land
Acreage on The Lost Creek Ranch consists of approximately 150 acres under pivot irrigation, approximately 400 acres of riparian area along Lost Creek, and the rest is made up of native pasture. Lost Creek Ranch is an excellent example of Montana’s finest attributes. Not only does the property offer excellent recreational opportunities, but the ranch has also been run as a cow calf operation over the history of the current ownership.
Fresh Water
Lost Creek meanders through the property for over 3 miles and is considered one of the most important spawning tributaries of the Clark Fork River. The Upper Clark Fork Coalition has tagged this stream as one of the most important restoration projects on the Clark Fork River and would love to see a conservation minded buyer purchase the property and make the stream the priority.
Water Usage
We believe the fishery and restoration potential of Lost Creek is endless. The Upper Clark Fork Coalition is already working with the surrounding neighbors on water use, and in purchasing water rights to make Lost Creek an incredible fishery and spawning tributary. Additional recreational amenities come in the form of a 10 acre pond located on the property. This pond is used for irrigation purposes but also brings several recreational components such as hunting and fishing.
Surrounding Area
Anaconda, Montana is located approximately 7 miles south west of the property and offers all the amenities one would need including grocery stores, restaurants, shopping and a very nice hospital facility. Butte, Bozeman, and Missoula are all within 100 miles of the property and offer all the same amenities but include commercial air service. Bozeman is the largest airport in Montana offering the most flights.
Location
The property is located centrally to take advantage of several National Forest and wilderness
areas in the surrounding mountain ranges. Endless opportunities for big game hunting,
camping, skiing, hiking and enjoying all of the small mountain lakes and streams are right out
your door.
Recreation
The potential for an incredible fishery is not the only recreation offered by Lost Creek. Waterfowl hunting can be excellent at certain times of the year and by using the ranch’s agricultural components such as pivot irrigation, water rights, and the water resources offered by Lost Creek, the waterfowl situation could become incredible. The Lost Creek Ranch supports a nice population of Whitetail Deer, and occasionally moose and elk call the ranch home.
